It is undeniable that our society today tends to be metropolitan, increasingly happy to migrate to the city. Central Bureau of Statistics (BPS) stated, in 2010 the number of Indonesians living in the city reached 49.8 percent of the total 242.5 million people.
That number increased in 2015 to 53.3 percent of the total population of 258.1 million people. Even the government predicts the percentage of urban population in 2035 will reach 66.6 percent of the total Indonesian population.
On the other hand, the increasing number of residents in urban areas also hoists land price in the region thus making the price of occupancy uncontrollable. For example in Jakarta business corridors such as Sudirman, Gatot Subroto and TB Simatupang, property prices pegs from Rp. 35 to 100 million per m2.
As a result, urban people, mostly those with low and medium-income, are shifting to the suburbs. In Surabaya, East Java, shelter needs to shift to the regions of Sidoarjo and Gresik caused by the increasing price of land in downtown Surabaya is already high. It also happens simulaneously in Jakarta, Bandung, Medan, Semarang and other big cities in Indonesia.
The massive development of residential in the outskirts clearly has impact on the increasing movement of population from their homes to downtown area as a destination of their daily activities.
For information, in Jakarta, the Transportation Management Agency of Jabodetabek (BPTJ) recorded the mobility of Jakarta and its surrounding residents every day to reach 40.5 million trips. However, of that number, only 15 percent travel by public transport. That is, tens of millions of vehicles passing through the center of the activity that would have an impact on the need of a qualified parking lot.
