At Buyers Realtor Pty Ltd we find value properties for our buyers. We do this because we source off-market properties and negotiate with vendors. We thus make considerable savings for our clients - savings that both cover our fees and allows for buyers to buy a new car.
Our Philosophy Our philosophy is that the buyer, our client, comes first. We buy very competitively so that we can pass the savings on to the client.
Golden Rule of Buying The golden rule of buying is to buy low. The future profit from any transaction occurs at the point of purchase. Therefore, if it is not possible to buy low, we do not buy at all. We rarely go to auctions because we do not buy high!
How We Source Properties For our clients we source houses, townhouses and units. We locate these properties in various ways. This includes networking with other agents, computer-based platforms off-market opportunities, death, insolvent estates and general word of mouth.
Modus Operandi All clients that sign up with Buyers Realtor first sign an agreement which includes a specification. The specification stipulates the size of the property, bedrooms, bathrooms, garage spaces, gardens, etc. Also states if house, townhouse or unit, the area of the desired location, the type of construction – brick, concrete, timber, etc., the locality, the street or road sought.
In response to the agreement to locate properties that conform with the specification, Buyers Realtor promptly finds five such properties. These properties are then presented to the buyer to obtain the buyer’s reaction. Buyers Realtor then approaches the two most favoured sellers and negotiates a fixed final price for the buyer. This narrows the choice down to the one property the buyer will place a deposit on.
Our Fees At that time of signing the specification, the buyer agrees to pay the buyers agents fees of 1.5% of the contract price of the property. The fee is paid as $2,500 up front payment at at time of signing the contract.
